Celebrating the Urban Rhythm

Located in downtown Tucson, The Cadence serves as a vital “public gateway” for University of Arizona students, blending college life with urban living. This innovative project redefines student housing with luxury amenities, including a pool area with an outdoor movie projector, a video game room, a golf simulator, tanning beds, and multiple fire pits. Our multidisciplinary team developed a design that responds to the project’s unique context. The Cadence features two distinct buildings along a main thoroughfare, transforming Tucson’s character by introducing new retail spaces and addressing the need for downtown student housing. It celebrates the “urban rhythm” of the area, positioned as a mixed-use development in a city in transition. The design incorporates the new streetcar line, connecting downtown to the University of Arizona campus, and includes newly negotiated crosswalks and traffic controls for enhanced safety. Developed across two parcels—one next to a busy rail line and the other uniquely shaped—The Cadence maximizes unit count and density by building on an existing parking garage, revitalizing an underused corner of Tucson and enriching the community for both students and residents
