Thoughtfully Designed Gateway Site

Prominent in Eugene’s skyline at the Northwest corner of the University of Oregon’s campus, Union on Broadway serves as a gateway site. The feeling of arrival and imminent grandeur is supported by the fact that Union on Broadway establishes a new scale for Eugene, bridging the division between the urban developments found downtown and the variable scale dorms on University of Oregon’s campus. This modern, off-campus student housing serves as a fitting backdrop for undergrads transitioning from on-campus dorm life to off-campus living. Dramatic connections between the interior and exterior of the building are established by the various building amenities that overlook the two second-floor courtyards. The theatrical double-height lobby lounge provides passage to both the ground-level side yard and the second-floor computer lounge and courtyards. Throughout the structure, there is a vertical connection between floors, leading to a unique sectional experience split between academic studies and recreation. Much of this design was informed by the experiences of the design team at their Alma Matter, as many of the architects and interior designers at Ankrom Moisan are University of Oregon graduates. This common ground as former Ducks allowed the interiors and architecture teams to make the final design of Union on Broadway a uniquely cohesive project, custom tailored to the needs of its residents.

A bold design inspired by the natural features of the Willamette Valley, primarily valleys and canyons, shapes the Union on Broadway into two distinct building masses, one light and one dark. These two segments represent the two aspects to life in Eugene; the darker, defined patterns of the urban downtown area and the lighter, varied granular patterns of campus. The dynamic form of the two building masses and uniquely shaped exterior spaces provide more opportunities for student residents to socialize and interact with each other, and solidifies Union on Broadway’s indoor-outdoor connections. Two second-floor courtyards bring in greenery and connect the building to the surrounding neighborhoods, integrating the new scale in an approachable way. The courtyard landscaping focuses on vegetation found in Eugene, such as native Pacific Northwest ferns, further emphasizing local connections. The chasm between the two masses is connected by glazed corridors on each level. The building is very open, containing a copious number of windows overlooking the courtyards, as well as providing views of the greenery that surrounds the Willamette River. Glazing opposite the elevator lobbies allows residents to see their neighbors in the other wing of the building, encouraging both connections and community. The abundance of windows throughout Union on Broadway ensure that residents have plenty of viewpoints to enjoy the natural beauty of the Willamette Valley, and as many opportunities to bask in the Oregon sunlight and soak up Vitamin D as possible – weather permitting, of course. Open rooftop patio lounges and amenities on the west wing of the building facilitate panoramic views of Eugene – one lounge faces north towards the mighty Willamette River, while the other looks south to Spencer’s Butte - and encourage student residents to make the most of their new home by coming together with their neighbors and embracing a newfound community.

Walking into the entrance of Union on Broadway, residents come face-to-face with a sleek reception desk located in front of a branded wooden partition. A brightly colored, hand-painted mural celebrating the flora and vibrant locale of Eugene, an open mail room, and a double height ceiling padded by acoustic panels welcome residents, instituting a light, calm, and approachable atmosphere. Utilizing concrete, metals, and subdued, earthy finishes, Union on Broadway leverages intentionally elevated materials to establish a contemporary vibe focused on work and studying–there are study areas on every floor. Expansive windows provide scenic views and let in plenty of natural light, an essential feature for the dark Pacific Northwest winters. Wood tones, natural color palates, and simple yet unique hand-crafted lighting fixtures provide an aura of comfort and familiarity, while the multiple engaging community spaces - including one with a fireplace, TV, couches, and chairs, all framed by concrete support arches – elevate the typical student housing amenities to accommodate the different lifestyles and personalities of the diverse student population living under the same roof. A modern community kitchen allows residents to come together and enjoy shared meals, staving off the college cliché of surviving solely on ramen. Hardwood floors refine and differentiate the space from the quieter academic areas. Green backsplash tiling and highlights throughout the kitchen area direct attention to the detailed craftsmanship of the space, while bar seating positioned under a wooden archway and hanging lights leaves room for tenants to connect and socialize over a snack or fresh meal. Dedicated working areas overlook the Willamette River and the quiet courtyard below, fostering the sense of tranquility and reflection conducive to productive study habits. Additional private study rooms are cordoned off from common areas to allow for even greater focus during late-night pre-test cramming sessions. Stepping through one of the common rooms and out onto the rooftop lounge, patio amenities including a fitness area and pool on top of the south building, and a community lounge space with a fire pit and barbecue grill on the north, provide unrivaled views of Spencer Butte, downtown Eugene, and vivid Oregon sunsets, ensuring students have a chance to step away from the books and get some fresh air. Union on Broadway’s sophisticated, modern approach to student housing design and mature amenities maximize the student experience. Courtyards and retail space on the ground floor expand that experience onto the busy Broadway Street and the surrounding neighborhoods, integrating students into the wider Eugene community. When combined, the design features and amenities housed in the specialized two-massed building evoke feelings of well-being and luxury, solidifying Union on Broadway as the ideal place for college students to call home as they take the next step on their journey into independence and adulthood.
