Leeward

Crafted for Community

Leeward stands apart from typical apartment buildings in Seattle, merging technical innovation and livable design in a mixed-use development that celebrates the reinvention of South Lake Union. With 296 apartments, unique amenities, and vibrant street-level retail, it brings a new energy to the growing neighborhood, perfectly capturing its eclectic spirit. Nestled on a steep site, the LEED for Homes Gold mid-rise was carefully crafted to meet strict codes and the challenges of its hillside location. Three buildings, designed to blend seamlessly with the surrounding environment, span the 60-foot elevation change of the site. Together, they create a terraced landscape, connecting the community to the area’s industrial past while maintaining a human-scale experience for pedestrians along Dexter Avenue North. Leeward's design is a celebration of craft and contrast, combining luxury with gritty industrialism. The interiors reflect a modern, eclectic aesthetic that offers professionals an aspirational living environment. The amenities, a perfect mix of sophisticated and casual, set Leeward apart. The underground lounge, which features a restored '69 Airstream trailer, is as quirky as it is functional—residents gather for everything from Harry Potter watch parties to community boot camps. The fitness center fosters an inclusive, self-led atmosphere, while a game room, bar, and cozy gathering spaces encourage socializing in a relaxed, creative environment. This eclectic vibe extends to the architecture, where industrial elements meet yacht-inspired details. Wood finishes with pronounced grain, a mix of metals, and nuanced textural shifts throughout the building reflect the maritime and industrial history of the surrounding neighborhood. Leeward’s distinctive design speaks to young professionals who want more than just a place to live—they want a community, a space to connect, and a lifestyle that reflects their dynamic, ambitious lives. With easy access to Lake Union and the city’s tech hub, Leeward is a truly unique space where work, play, and relaxation coexist seamlessly.
