Perfectly Paired Personalities

Located in Redmond, Washington, Esterra Park is an urban, mixed-use redevelopment that blends residential, hospitality, and office spaces. With the master plan completed in 2011, the development has been built in phases over the years, and we have played a pivotal role in defining its vision, helping bring urbanism to this growing suburb. Partnering with AvalonBay for three residential blocks and CSM Corporation for a dual-branded hotel, we designed four blocks and conducted feasibility studies for the remaining phases. Avalon Esterra Park, two seven-story mixed-use buildings, represent the first market-rate apartment developments on Redmond’s outskirts. Designed for effortless living, the development is ideally located near work, an incoming light rail station, and a new urban park. Avalon Esterra Park sets a new standard for urban living in Redmond, offering sophisticated, modern residential options. Our design process focused on understanding the diverse needs, lifestyles, and aspirations of future residents to create apartments that align with AvalonBay's brand and vision. The two buildings, while complementary, each possess their own distinct character. The Northern building is designed for a more mature demographic, catering to professionals and families with larger units and more intimate social spaces. It features a lobby that functions as a comfortable work environment and a children’s playroom. In contrast, the Southern building exudes a playful energy, designed for social interaction and relaxation, with larger amenity spaces, including a clubroom, fitness area, and pet spa. To unite the buildings, we developed the overarching design concept of undulation—a dynamic interplay of organic and rigid elements. The Northern building’s timeless sophistication flows into the Southern building’s more refined yet approachable aesthetic. The undulating design appears in various forms, sometimes organic and unpredictable, other times more structured and symmetrical. This modern contrast ties the two buildings together while preserving their individuality. Together, these two buildings offer potential residents of all ages and lifestyles a choice between distinct living environments, both situated in one dynamic and convenient location. Residents can select the space that best fits their needs while still being able to easily engage with the other side of the development, fostering a vibrant and flexible community.
