Grand Belmont

Inconspicuous Prominence

Located in Portland’s East Grand Avenue Historic District, Grand Belmont blends seamlessly into its surroundings while maintaining a confident, contemporary presence. Designed by Ankrom Moisan after earlier tower proposals were rejected, this seven-story, mixed-use apartment building pays homage to the area’s historic character, drawing inspiration from its 19th and early 20th-century architecture. From downtown Portland, Grand Belmont stands solid and prominent, while from the Central Eastside, its design quietly integrates with nearby buildings. The exterior, with its classic brickwork, metal canopies, and tongue-and-groove wood accents, evokes the industrial heritage of the neighborhood. Meanwhile, the building’s interior offers a modern contrast, with open-concept layouts, exposed concrete, wood, and steel—materials that emphasize understated contemporary design. Grand Belmont features 131 units, each with sleek kitchens outfitted with farmhouse sinks, gas appliances, and dark wood, stainless steel, and open shelving. Subtle details elevate the design, including stylized photos of Portland’s 12 iconic bridges at each entry. These images connect the building to the Central Eastside’s history, reflecting the strong link between the city’s bridges and downtown. The penthouse floor offers private west-facing decks with spectacular views of the city skyline and the West Hills. Grand Belmont’s shared amenity spaces, designed in collaboration with Garrison Hullinger Interior Design, transition fluidly between indoor and outdoor spaces. The ground floor features heavy custom perforated metal screens, framed in wood, that separate the retail space from the lobby, while vintage sconces and black tin ceiling tiles echo the building’s historic exterior. Flooring of concrete and warm wood throughout adds texture and warmth. The restrained design of Grand Belmont allows for meaningful gestures and material details that stand out without overwhelming. With its neutral color palette and thoughtful use of natural elements, the interior offers a calm, contemporary atmosphere that remains firmly grounded in the neighborhood’s rich history.
